Life & Work with April Harrington of Old Hickory

Today we’d like to introduce you to April Harrington.

Hi April, we’re thrilled to have a chance to learn your story today. So, before we get into specifics, maybe you can briefly walk us through how you got to where you are today?
My path into property management actually started with my mom — and a pretty wild adventure in Costa Rica. She jumped into vacation home rentals before it was trendy, before there were systems, and definitely before there were easy buttons. I watched her navigate everything… guest issues, maintenance in another country, bookings, turnovers, pricing, and all the chaos that comes with managing property remotely for owners even without her knowing the language.

During my 13+ years in real estate, what really stood out to me was how much stress owners were carrying. These homes were supposed to be investments and lifestyle enhancers, but instead they were becoming second full-time jobs. I saw investors buying great properties but struggling with communication, maintenance coordination, tenant issues, and financial tracking. The opportunity was there — but without professional management, the experience often became overwhelming.

That’s when I realized property management wasn’t just a side service — it was the missing piece. So I built my property management company around what I watched my mom go through and what I saw clients experiencing every day: clear systems, strong communication, financial transparency, and proactive maintenance. Most importantly, we focus on protecting the owner’s peace of mind, not just collecting rent.

Today, that passion drives everything we do. We don’t just manage properties — we help owners turn real estate into a true investment instead of a constant headache. And in many ways, it all started with watching my mom figure it out the hard way in Costa Rica… and me deciding there had to be a better way.

Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
Not at all — property management is one of those businesses that looks simple from the outside and is anything but in reality. One of the biggest challenges early on was building systems that could handle both the operational side and the human side at the same time. You’re not just managing properties — you’re managing expectations, finances, maintenance, tenants, owners, and often emotions… all at once.

Another struggle was setting professional standards in an industry where many owners were used to informal management. Implementing consistent screening criteria, maintenance processes, and financial controls sometimes meant having hard conversations. But I learned quickly that structure protects everyone — the owner, the tenant, and the long-term performance of the property.

Growth also came with challenges. As we added more doors, we had to refine communication, accountability, and reporting so nothing fell through the cracks. Property management doesn’t reward shortcuts — if your systems aren’t strong, small issues multiply fast. We made mistakes, learned from them, and improved the process each time.

But those struggles shaped the company. They pushed us to become more proactive, more transparent, and more intentional about how we operate. Today, those early challenges are actually the reason we’re able to provide stability and peace of mind for our owners — because we’ve already worked through the hard parts.

Thanks for sharing that. So, maybe next you can tell us a bit more about your work?
I lead a full-service property management company focused on helping owners turn real estate into reliable, stress-free investments. We handle everything from tenant placement and screening to maintenance, financial reporting, and long-term asset strategy. We’re known for strong communication, consistent standards, and proactive management that protects both the property and the owner’s bottom line.

What I’m most proud of is the trust we’ve built and the people we’ve developed along the way — both within our team and in the community. As a queer-owned business, creating a space rooted in respect, fairness, and professionalism matters deeply to me. We focus on building relationships, lifting people up, and making sure both owners and tenants feel supported and treated with integrity.

What sets us apart is that property management isn’t an afterthought for us — it’s intentional. We combine clear systems, human-centered service, and a community-driven approach to help owners build sustainable investments, not just collect rent.

How do you define success?
Success is creating stability for our owners, positive experiences for our tenants, and opportunities for the people on our team to grow. If properties perform well, people feel supported, and our work leaves the community better than we found it — that’s success to me.
