Today we’d like to introduce you to Rob Foglia.
Alright, so thank you so much for sharing your story and insight with our readers. To kick things off, can you tell us a bit about how you got started?
I got into real estate in 2013 for the same reason a lot of people do. I wanted to own my life. I wanted to be my own boss and chase that elusive thing called freedom. And for a while, I did it the way the industry tells you to do it. I grinded. I built a team, Foglia Properties, inside Keller Williams. I was the number one solo agent by units sold at the top brokerage in Tennessee in 2017, relaunched the KW Young Professionals Nashville chapter and helped it become one of the top-performing chapters in the country, and was named the 2020 National KW Young Professional of the Year.
And here’s the part most agents won’t tell you: I was miserable. I had built a business I never actually wanted. I was spending money on overhead and salaries in the name of growth, tied to my phone around the clock, and further from freedom than when I started. So I hit the reset button. I dissolved the team, stripped my business down to what actually mattered, and rebuilt it around my life instead of the other way around. That journey became my book, Real Estate Reset, and it’s the reason I now run a lean, focused practice serving Middle Tennessee.
Here’s why that matters if you’re buying or selling a home. Because I’m not grinding to feed a machine, I don’t need your deal. I need to get your deal right. I approach this market like an economist, not a cheerleader. I study the hyperlocal data across Middle Tennessee every single month, and I tell my clients the truth about what it says, even when it’s not what they want to hear. There are plenty of agents who will tell you it’s always a great time to buy or sell. I’d rather show you the numbers and help you make a decision you’ll still feel good about in ten years.
Today, I’m a broker with Keller Williams Realty, an author, and an educator helping other agents find their own reset. I’m also a husband, a father, and a musician, and I get to actually be those things because of how I built this business. That’s the whole point.
We all face challenges, but looking back would you describe it as a relatively smooth road?
Smooth? Not even close. The funny thing is that my biggest struggle didn’t look like a struggle from the outside. It looked like success.
By my mid-30s, I had everything the industry says you’re supposed to want. A growing team, awards, recognition, and production numbers that put me at the top of the leaderboard. And I was having what I can only describe as a midlife crisis. I was investing thousands of dollars every month into a business I wasn’t passionate about. I got into real estate to gain freedom, and instead, I had become the boss, which brought a level of stress and accountability I’d never experienced. I was on the phone constantly because all the gurus and coaches said that’s what you have to do to survive. I was as far from freedom as you could get.
The hardest part was the voice in my head telling me I couldn’t walk it back. I’ve come too far to downsize. My team depends on me. Other people shouldn’t suffer because I want to start over. That internal battle was harder than any market downturn or lost deal. It takes real honesty to admit you spent years building something you never actually wanted.
Deciding to reset was the struggle. Executing it was almost the easy part. Once I got clear on what I actually wanted, I dissolved the team, cut everything that didn’t serve my clients or my life, and rebuilt from the ground up. That process taught me more than any of the winning years did, and it’s what I wrote Real Estate Reset to help other agents work through.
The unexpected gift on the other side is that my clients get a better broker because of it. I’m not stretched across a team of agents or buried in overhead I have to feed. Every client works directly with me, gets my full attention, and gets straight analysis of the market instead of sales pressure. The struggle forced me to build a business where doing right by a smaller number of clients is the entire model. I wouldn’t trade the hard road for anything.
Alright, so let’s switch gears a bit and talk business. What should we know?
I’m a real estate broker with Keller Williams Realty serving Middle Tennessee, primarily Williamson, Rutherford, Davidson, Wilson, and the surrounding counties. But what I actually do is a little different from what most people picture when they hear “real estate agent.”
I approach this market like an economist. Every month, I go deep into the hyperlocal data for Middle Tennessee, and I publish what I find on my YouTube channel, Real Estate Reset, whether the news is good or bad. That’s rarer in this industry than it should be. Real estate is full of cheerleaders who will tell you it’s always a great time to buy and always a great time to sell. I’d rather show you what the numbers actually say about your specific county, your price point, and your timing, and then help you make a decision based on evidence. Sometimes that means telling a seller their home isn’t worth what they hoped, or telling a buyer to wait. My clients don’t hire me to be agreeable. They hire me to be right.
What sets me apart structurally is the way my business is built. I intentionally run a lean practice with no team, no assistants, and no layers between you and me. When you hire me, you get me. The broker who analyzed the data is the same person negotiating your contract and answering your calls. I keep my client load deliberately small so every transaction gets my full attention, and my conversion numbers reflect that. The overwhelming majority of people who sit down with me end up working with me, and nearly all of those signed clients get to the closing table.
Brand-wise, what I’m most proud of is Real Estate Reset. It started as a book I wrote about breaking free from the grind culture in this industry, and it’s grown into a YouTube channel, a coaching practice, and a philosophy that runs through everything I do. The core idea is that real estate should fit into your life, not the other way around. I live that. I’m a husband, a father, and a working musician in Nashville, and I built my business specifically so those things don’t get sacrificed. That matters to my clients too, because a broker who isn’t desperate to feed a bloated operation is a broker who can give you honest advice with no pressure attached.

Do you have any advice for those looking to network or find a mentor?
My biggest piece of advice is to be intentional about the environment you put yourself in, because your environment does most of the networking for you. In real estate specifically, that means choosing a company that genuinely fosters collaboration instead of one that just puts the word on a poster in the lobby.
That’s honestly a big part of why I’ve been with Keller Williams just about all of my career. Collaboration isn’t a buzzword there, it’s how the company actually operates. Top producers openly share their models, their systems, and what’s working, because the culture rewards lifting other agents up rather than guarding secrets. I’ve been in classes where agents doing ten times my volume at the time walked me through exactly how they ran their businesses. You can’t put a price on that kind of access, and in a lot of companies, it simply doesn’t exist.
The second thing I’d say is that the best networking doesn’t feel like networking. It comes from contribution. In 2019, I relaunched the KW Young Professionals Nashville chapter, and we grew it into one of the top-performing chapters in the country. I didn’t do that to build a network; I did it because I wanted to pour into newer agents. But the relationships that came out of it have been some of the most valuable of my career, including a referral network of agents across the country that still sends business today. If you show up asking what you can get, people feel it. If you show up asking what you can give, the mentors and the opportunities find you.
Last thing on mentors specifically. Don’t wait for a formal mentorship program to hand you one. Find people living a version of the life you want, not just producing the numbers you want, and study how they think. Those are two very different things, and I learned that one the hard way.
