

Today we’d like to introduce you to Karli Pieropan.
Hi Karli, we’re thrilled to have a chance to learn your story today. So, before we get into specifics, maybe you can briefly walk us through how you got to where you are today?
Trace View Ranch has been a long-time dream of ours. My name is Karli Pieropan, and I have been working as the property manager for almost a year now. I graduated from Belmont University last Spring with my music business degree and was planning to go full force into the music world. But life threw me a different course when we had the opportunity to purchase The Ranch. I decided to put my music career on hold for the year and focus on this new and exciting journey. It was really important to me to create a home base for my family and a place to plant our roots. Although music has been put aside, it always finds its way into my life. This past year I have used The Ranch as a place to write songs, host writers’ rounds, and even release my new single “Hollywood”. My family purchased the property in March of 2021 as a “fixer-upper” with big dreams of making it into a special place to share with family, friends, and guests. We have been under construction since the day we set foot on the property. Both houses and the barn have been gutted and are currently under renovation. We are just months away from completing the majority of construction and it is so exciting to see our vision come to life. We have always loved horses and shared a passion for ranch life. I grew up going to horse shows and have been riding my whole life. The first time we walked around The Ranch, we knew it was where we wanted to be. We instantly saw its potential and knew that it was a diamond in the rough.
Can you talk to us a bit about the challenges and lessons you’ve learned along the way? Looking back would you say it’s been easy or smooth in retrospect?
I think with any project, there is always overwhelming moments. Especially when it comes to construction. My family and I joke that we should have a reality TV show because every single day there is something going on. My grandpa has been mentoring me from out of state to oversee all of the day-to-day construction. He is a contractor and works on big commercial jobs back home. I have had a lot of support but most of the jobs I have been thrown into have been out of my comfort zone. From hauling trailers, to working with other subs and contractors, to taking care of farm chores, and managing our employees, I have learned and grown a lot. The Ranch has not been a 9 to 5 kind of job, it has been 7 days a week, all hours of the day, on-call all of the time. I struggled this year with feeling isolated. I was living on the property by myself to care for the animals and spent a lot of time alone since my family is still out of state. It was a big change from living in Nashville and seeing my friends every day, playing shows at night, and interacting with people constantly. That aside, we have met a really amazing community of people and I am extremely grateful for all our new friends and acquaintances. We are at the point where we are able to delegate some of the work and hire people to handle several of the jobs that I was doing. We have spent a lot of time planning, and getting to a point where everything runs smoothly. Some other problems we ran into were high cost of materials and a lack of available labor. Everyone stays so busy in the Nashville area that it could take months and months before they are able to get to your project. We have been fortunate to find a really great group of people that have done an amazing job at The Ranch. From fencing to excavation, to electrical work, we have done a bit of everything. The Ranch has not been our only project this year, we have several other renovations going on in the Franklin and Nashville area. This has been hard to handle at times, but everything has fallen into place. Once you start seeing projects completed, you can take a step back and breathe. We are really looking forward to seeing the project at The Ranch wrapped up by this summer. Although, the work never seems to be done when you own a ranch.

Trace View Ranch is a 20-acre family-owned business located in Franklin, Tennessee. We are minutes from Nashville, Leipers Fork, downtown Franklin, and right across the street from the historic Natchez Trace Parkway. We offer horse boarding, riding lessons, and serve as a location for photo/ video shoots. We hosted a writers round this summer, and cannot wait for more this year! The last one was so much fun; we would like to make it a more frequent event at The Ranch. We do have T-shirts available for purchase and sell free-range, organic eggs.
What are your plans for the future?
We plan to open our Airbnb and event barn just in time for summer! Guests will enjoy panoramic views of our horse pastures, lush lawns, and rolling hills. They can soak in the beautiful scenery from the front and back porch of the home along with one of the best views of the Natchez Trace Bridge from our lookout point. Picnic tables are placed around the property so guests can kick back, relax, and be with nature. We know that in a world where everything moves fast, it is refreshing to slow down and be still. The Ranch is the perfect place to reconnect with yourself and the people you love. While visiting The Ranch guests will see our horses enjoying life out at pasture, our barn cats named Thing 1 and Thing 2, and our very friendly chickens who sometimes like to venture onto the front porch. Whether you’re looking for a weekend getaway from the city or a vacation to bring along the entire family, Trace View Ranch has something to offer everyone. Our barn will be available for rent as well. It is a fully functional 8 stall horse barn set up to host events while maintaining an authentic feel with hay stored in the loft, our barn cats in and out, and horse tack on the walls. It also has special touches including large chandeliers, reclaimed wood accent walls, and many other thoughtfully done finishes. The barn boasts a large entertainment room, bar, loft, kitchen, 2 bathrooms, and additional space outside for tents, tables, etcetera.
