Hidden Gems: Meet Patrick Foster of Foster Investment Group

Today we’d like to introduce you to Patrick Foster.

Hi Patrick, can you start by introducing yourself? We’d love to learn more about how you got to where you are today?
I grew up in a construction family. My dad is a contractor and runs a custom home framing company, my uncles focus on plumbing, concrete, and remodels. Growing up, I had the opportunity to be involved in various forms of construction at an early age. As a child, I helped my dad build our personal homes.

Carrying concrete forms as a 9-year-old really teaches you work ethic. As a teenager, I worked with my dad building custom homes on summer break. I went to college at SIUCarbondale and then traveled the U.S. for a few years. I was white water, rock climbing, and canyoneering guide in Utah, an avid rock climber, and skydiver, and pursued anything adventurous, challenging, and fun.

I eventually found my way back into the construction field working as a carpenter building commercial apartments and bridges, while working my way up into a project management position. After a few years of the corporate world and performing tasks that did not personally stimulate me, I decided to transition into real estate sales. I quit my salaried job with benefits, obtained my Tennessee real estate license, and moved to Nashville Tennessee.

I quickly found my niche working with investors, distressed properties, and land development. After selling properties to investors for a year, I decided to start investing myself. My fiancé and I currently flip homes here in Nashville, invest in small business and commercial syndications, and are partnering with local investors on new builds and land developments.

Can you talk to us a bit about the challenges and lessons you’ve learned along the way? Looking back would you say it’s been easy or smooth in retrospect?
Moving to a new city while only knowing 2 people and starting a business in a hot market that was already saturated with agents was a challenge in itself.

Learning the real estate game through experience was definitely a struggle while working with clients who do not have the best of intentions, owners who do not know what they want, and trying to keep it all together while building a positive reputation.

Needless to say, there have been a few years of working around the clock, sleepless nights, and wondering if I was going to be able to make ends meet at the end of the month.

Great, so let’s talk business. Can you tell our readers more about what you do and what you think sets you apart from others?
Foster Investment Group, LLC primarily invests in middle Tennessee with a concentration in Davidson County.

We invest in distressed homes, infill lots, new builds, land development, and small businesses. So far in 2022 we have sold 3 of our flips, purchased a cocktail bar “Bay 6”, and partnered with an investment group on a ground-up development in Murfreesboro Tennessee.

We’d be interested to hear your thoughts on luck and what role, if any, you feel it’s played for you?
I don’t really believe in luck. I find that the harder I work, the luckier I get. Being at the right place at the right time has definitely helped me, but my hard work is what put me in that position at the right time.
