Today we’d like to introduce you to Justin Koziol.

Hi Justin, please kick things off for us with an introduction to yourself and your story.
Our mission at Aera is to create human habitats that help create a sustainable global l ecosystem.
The housing sector is one of the leading contributors to greenhouse gas emissions. Additionally, the technology and approach to delivering single family homes has not materially changed in the last century. We saw this as an opportunity to both make a significant impact in humanity’s global greenhouse gas emissions while also providing better value housing. Aera Systems combines a modular building approach, a vertically integrated business model and a dedication to healthy, environmentally conscious designs to rapidly deploy high performance, low impact housing. We started the business in 2023 and have set up our first production facility in the heart of Nashville. In our production facility, we pre-fabricate building components using cross laminated timber as the basis for our modular structures. Our pre-fabricated building components consist of volumetric bathroom and mechanical pods, and finished wall assemblies up to 25′ long. Our modular assemblies are constructed using high performance building techniques and low carbon emission materials. Our aim is to provide housing that uses 75% less energy than a typical home, lasts for over 50 years without the need for a major renovation and has best in market indoor air quality. Our modular system allows us to achieve these goals while also delivering homes in 45 days or less from foundation to move in ready house.

We all face challenges, but looking back would you describe it as a relatively smooth road?
So far it has been a smooth road as we are just getting our production process off of the ground. We have had to spend a lot of time on the design and engineering of our home as well as the design and engineering of our production process. Designing a repeatable process is much more difficult than designing a single home but it will pay off once we are able to produce replicable home designs.

Aera Systems is based in Nashville TN. We produce high performance, long lasting housing in the Mid-South region. Our homes are designed to use a quarter of the energy of a typical house while also leading the industry in build quality and indoor air quality. Our modular building system allows us to rapidly deploy homes in community development projects in 45 days or less.

What do you like and dislike about the city?
Nashville is a fantastic place to start a business like ours. It’s location and status as a well established hub for logistics and manufacturing allows us to draw on a relevant talent pool and suite of business partners. The business climate is friendly while growing and diverse demographic trends provides us with a wide ranging potential client base. We would like to see more sustainability focused public initiatives and also a streamlining of the regulatory regime to allow us to meet Nashville’s housing needs.
