Life & Work with Mallory Waterman of Nashville

Today we’d like to introduce you to Mallory Waterman.

Hi Mallory, we’re thrilled to have a chance to learn your story today. So, before we get into specifics, maybe you can briefly walk us through how you got to where you are today?
Before I got into real estate, I spent over a decade in fashion PR and marketing in Los Angeles. It was fast-paced, creative, and gave me an incredible foundation in branding, negotiation, and client service. Eventually, I made my way back to my hometown of Nashville, and it felt like the perfect time to take those skills and channel them into real estate. I’ve always had a passion for homes, design, and strategy—so it really was a natural transition. The combination of my marketing background and my deep roots here in Nashville definitely sets me apart in the Nashville market.
My experience also definitely shapes the way I serve clients moving to Nashville from out of state because I did it myself and know what kinds of things they may miss from larger cities and can help fill that gap. I specialize in some of the most in-demand neighborhoods—East Nashville, Wedgewood Houston, Franklin, Brentwood, The Nations, Mount Juliet, and more. What I bring to the table is more than just helping clients buy or sell—it’s about giving them a true market edge through detailed analysis, sharp negotiation, and a thoughtful strategy. Especially when working with investor buyers, I’m laser-focused on identifying smart opportunities that lead to strong returns.

Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
I’m not only a Realtor but also a mom of two boys so juggling the two can definitely be a challenge, but because of my amazing support system I’m able to fully be present in both roles.

Can you tell our readers more about what you do and what you think sets you apart from others?
Real Estate is more than just a transaction. I get the privilage of helping my clients take really big, meaningful steps in their lives—and I take that seriously. Whether they’re buying their dream home or growing a portfolio, I’m here to make sure they’re confident, informed, and excited about the journey. Real estate is never one-size-fits-all, and I thrive on tailoring the experience to each client’s goals.

In terms of your work and the industry, what are some of the changes you are expecting to see over the next five to ten years?
There will always be big shifts as technology – specially AI – continually advances and I think it’s important to keep reading and learning as much as you can and continue adapting and growing with it.
