Meet Gregg Dvorak of Knoll Creek Builders

Today we’d like to introduce you to Gregg Dvorak.

Hi Gregg, we’d love for you to start by introducing yourself
We are a small family-owned and operated boutique building company, taking on projects of all types and sizes for customers who are passionate about transforming their current space or creating new space to accommodate future needs. We began building homes, additions, and renovations over thirty years ago outside of Chicago. Along the way, we purchased and renovated numerous income properties and currently own two lakefront cottages in South Haven MI, which we list on VRBO. We understand construction, real estate, and the business of owning income-generating properties. Gregg, a carpenter turned structural engineer, handles all of the building and project management aspects, while Ann, a real estate professional, handles oversite for design, decoration, and general business administration.

Alright, so let’s dig a little deeper into the story – has it been an easy path overall, and if not, what were the challenges you’ve had to overcome?
In 2021 we decided to join our daughter and her family in Nashville and relocated to Franklin almost one year ago from west of Chicago. We also decided that we would restart our building business all over again in Tennessee and went through the process of becoming a licensed general contractor for residential work in February of 2021 but did not really open up the business for service until June of last year. COVID aside, we had to start the entire process of meeting and establishing relationships with subcontractors and suppliers we would need to execute the business. Business began to flow in last summer and we were met head-on with supply chain lag across the enterprise. Regardless, we muddled through, met some great clients who were very understanding, and the business began to blossom.

Our challenge now is to keep pace with the demand for service, as there is significantly more work to do than we are equipped to handle, so we are very conscious about the work we take on and the commitments we make. Because of this dynamic, we do not advertise and have more than enough high-quality work to do based on referrals and word of mouth.

Thanks – so what else should our readers know about Knoll Creek Builders?
Our strength is in our relationship with our clients, suppliers, and partners. We work collectively and openly to achieve the desired outcomes that exceed expectations. We oftentimes feel like we are personal builders, much like personal trainers, or other professionals. Once we begin a project, we have yet to finish one without being asked to do additional work or being invited back later to take on something new. We work one on one with each client to help them realize their dreams, one project at a time and once they realize our depth and breadth of capabilities, they ask us to do more.

We are not designers, decorators, or architects, but we’ve been in the business so long we know what works and how to meet clients’ desires. We’re not craftsmen, but we know when to bring them in to help us achieve the outcome we’re all looking for. We’re a great choice for that unique project that requires a higher level of communication and attention to detail.

Do you have any advice for those just starting out?
Surround yourself with good people that you can build relationships and trust and treat them as you wish to be treated. Those relationships are the heartbeat of your business.

Good people know other good people, build your network of good people.
